Talk With a Concrete Specialist

Asset Preservation, Not Maintenance
Concrete is porous by nature. Without protection, moisture, de-icing salts, oils, and chemicals penetrate the surface, accelerating freeze-thaw damage, scaling, and structural deterioration. Professional sealing creates a protective barrier that preserves concrete as a long-term asset and significantly extends its service life.
Lower Lifecycle Cost, Higher ROI
Concrete replacement is disruptive, expensive, and often avoidable. Proactive sealing programs cost a fraction of demolition and replacement while reducing long-term maintenance spend. When evaluated over the life of the asset, professional sealing delivers one of the highest returns on investment in infrastructure maintenance.

Expert System Selection Matters
Concrete sealing performance depends on selecting the right system for the surface condition, environment, and exposure. Once a sealer is applied, reversing or correcting a poor system choice is difficult and costly, which is why this service should be left to the professionals. Our expertise ensures each surface receives the appropriate high-performance sealer the first time — reducing risk, extending service life, and delivering reliable long-term results.
How Professional Concrete Sealing Works
Concrete Is Porous—Damage Travels Through Pores
Hardened concrete contains a network of capillary pores and microcracks that allow water and dissolved ions to enter. That ingress occurs through capillary suction, permeation, and diffusion—driving freeze-thaw damage, de-icing salt attack, staining, and long-term deterioration.

Silane Chemistry: Hydrophobic Protection From Within
High-performance penetrating water repellents use small silane molecules that migrate into the pore structure, then chemically react within the substrate. After hydrolysis and bonding reactions, they leave hydrophobic groups anchored to pore walls—raising the water contact angle so liquid water is repelled while the concrete remains breathable.
System Selection Is Technical—and Hard to Undo
Performance depends on matching chemistry and concentration to the concrete’s condition, porosity, and exposure (traffic, de-icing salts, freeze-thaw, and moisture load). Once an impregnating system is applied, correcting a poor selection can be difficult and costly. Our process is built around choosing the right penetrating system up front to reduce risk and deliver long-term durability.

Concrete sealing is not only about changing how a surface looks — it’s about controlling how water, salts, and chemicals move through the concrete itself. Long-term performance depends on understanding concrete’s internal structure, selecting the correct penetrating system, and applying it under the right conditions. At King Sealing, our process is built around that technical discipline, allowing us to protect concrete assets from within and reduce long-term deterioration, risk, and replacement cost.

What Our Clients Say
Representative feedback based on completed projects.
“Our stamped concrete driveway looked faded and worn, and replacement was going to be extremely expensive. King Sealing completely transformed it by stripping the old sealer, restoring the color, and resealing the surface. It looks brand new again — without the cost or disruption of replacement.”

Gold Restoration System

“Our parking lot and loading dock were showing signs of salt damage less than two years after the concrete was poured. King Sealing applied a penetrating sealing system that has made a visible difference — rain water and snow melt now bead across the entire surface instead of soaking in. The level of protection and performance was immediately noticeable, and it gave us confidence that the concrete is now protected against ongoing de-icing salt exposure."

Gold Water Repellent Protection System
“I have always dreamed of using my new garage as a workspace for vehicle maintenance, and the solid-color epoxy floor King Sealing installed will allow me to do just that. It’s durable, easy to clean, and handles heavy traffic without showing wear. The difference in functionality is night and day."
